This well-established program is currently open for new applications!

  • Commercial buildings, multi-family, mixed-use, etc. that are stabilized

  • $2m minimum value and no maximum

  • Rates for Refi and/or Purchase are in the 4% range

Note:  Deals are taking from 120-180 days to close due to popularity.

Initial Information Needed:

  • Date and amount of original purchase

  • Property type, address, # of units

  • Rent rolls / Lease rolls

  • Last 2 years of financials

  • Property owner FICO, net worth, and liquidity

Note:  Once we receive this information, we will work towards terms and conditions and ultimately a close date!

  • Current Rates are: 7.35 - 7.65%

  • Loan Term: Ranges from 12 - 36 months (can be customized as needed)

  • No pre payment penalties.

  • Interest Only payments on funds withdrawn based on the draw schedule.

  • Deposited funds are placed with our US Based IOLTA Escrow Attorney

  • Client will receive a draft copy of the escrow agreement, including the attorney's complete credentials, contact info, etc.

  • Quick Closes - We move at the speed of our client!

  • Typically 30-45 days for the first draw (We structure around the draw schedule).

  • Loans are Non-Recourse.

To Engage We'll Need the Following:

  • Simple Exec Summary of the Project.

  • Clear Ask for the Total Needed.

  • Draw Schedule (can be a first draft if needed).

  • Client Experience With This Type of Project.

  • GC credentials, etc.

We will go through the details and then provide a full and complete term sheet for review and engagement.

Once the client has signed the Term Sheet, all loan docs will be prepared within 7-10 business days (sooner if required). The client will then be required to sign and execute the docs, deposit their funds, and BMC will then close up the loan and fund per the agreed upon draw schedule.
